In my opinion, anybody who buys a house on an old flood plain is asking for trouble no matter what assurances they are given. These floods will continue as long as they try to straighten rivers out, nature knows best.

Phil when we buy a house, we have to pay for surveys /searches etc and we borrow money and buy houses on such advice. I think its time that some overpriced professionals
were held responsible for some of the results of this advice.

If you buy a property and a surveyor fails to tell you something in a report, then they are liable. They are only safe if you haven't asked or paid for a survey the covers the type of damage that you suffer, but in the end lawyers, surveyors and insurance companies can wriggle out of anything.

Many rivers straighten themselves out by erosion. I don't think it matters what shape the river is, if you live on its banks you can expect to get wet. Don't need a surveyor or a fortune teller to tell you that.
